Emissary Law was founded as a consumer protection firm, specializing in prosecuting businesses under remedial statutes designed to protect consumers. We typically represent:

Homeowners facing foreclosure. We litigate claims under Washington's Distressed Property Conveyance Act, chapter 61.34 RCW. While dealing with the stress of foreclosure, homeowners are approached by a variety of outfits claiming to offer services that can "save" the home. But during the transaction, the businesses strip the equity from the homeowner. The practice of equity skimming is prohibited under the DPCA.

Senior Citizens duped into Reverse Mortgage Scams. Reverse mortgages are advertised to land-rich-cash -poor seniors as a means of releasing the future value from their homes to pay for their needs today. When done correctly it has potential to supply seniors with the much needed capital to sustain their living.
But, for some companies, reverse mortgages are an opportunity to leave seniors and their children high and dry. The interest rates compound, and some companies assess unnecessary and unreasonable origination fees and charges, or they fail to comply with the requirements set forth by the Department of Housing and Urban Development.
Reverse Mortgage scams involve a confluence of federal and state laws. Usually it is the senior of their children that contact us for help understanding their case.

Senior Veteran Pension Recipients Aid & Attendance benefits are designed by the Department of Veterans Affairs to assist veterans in their retirement by providing them a monthly stipend so they can afford the much needed care they have earned in service to our country. Despite earning their revered status, the government benefit is still a needs based program.
Unfortunately, there are businesses that would entice unsuspecting veterans into applying for this benefit for an unreasonable fee. Not only is assisting a veteran in this application supposed to be a free service, but these businesses often target a financially ineligible veteran into repositioning their assets. As a result, unqualified veterans receive a benefit that is, years later, retroactively terminated, leaving the veteran with an outstanding balance. Meanwhile, the businesses have received a profit for essentially tricking the federal government. These scams are known as pension poaching scams.
While Emissary has litigated a variety of consumer protection cases, distressed homeowners, reverse mortgage scams and pension poachers are in are wheelhouse. Please call us if you have been the victim of business practices which have placed profits over people.
